Northwest Colorado Business Park (NWCOBP) is the newest address for construction, light advanced manufacturing, distribution, logistics and warehousing, clean tech energy companies and start-ups interested in shovel ready, cost competitive, industrial and commercial sites. NWCOBP is being developed by the Town of Hayden in an effort to attract new businesses, and encourage expansion of existing businesses, to replace the property tax and employment voids caused by a declining coal industry. The business park is strategically located adjacent to Yampa Valley Regional Airport (HDN), with access to US Highway 40, near a Union Pacific Railroad spur and in central proximity to I-70 and I-80. The 58-acre NWCOBP includes 13 lots ranging from 2 to 5 acres in size, sitting on cleared land and zoned light industrial, which allows for workforce housing. A new connection road will allow tenants at the Business Park to access U.S. Highway 40, approximately a mile north of the site. In addition to the new roads, NWCOBP lots are served by municipal water and sewer and three-phase electrical lines. A geothermal field is being developed for heating/cooling.
